The respondents contended for renewal rights under Clause 20 of the Bihar & Orissa Government Estates Manual, 1919, and Clauses 15 and 16 of the lease agreement. However, breaches of lease terms by the lessee precluded unrestricted renewal rights, as per Clause 20 and Clause 16, allowing for lease determination.
